Abstract
The architectural proposal envisions converting the former INDEPA industrial complex in Llanquihue into a boutique hotel, viewing the industrial heritage not merely as a relic of the past, but as an opportunity to drive a new phase of urban, tourism, and social development. The intervention centers on reclaiming the two remaining production sheds as architectural and landscape landmarks; by preserving their identity, the project transforms them into the unifying element of a new spatial experience where the site’s memory integrates with a contemporary program. Llanquihue’s growth was closely tied to its industrial development, anchored by companies such as INDEPA, IANSA, and Nestlé. However, the gradual cessation of these production activities resulted in vast urban voids and a collection of abandoned heritage buildings. Concurrently, the city is undergoing a transformation driven by new development initiatives—most notably the consolidation of the waterfront, the rehabilitation of the Llanquihue–Puerto Montt railway line, and the updating of the municipal master plan. These conditions create a favorable environment for repurposing former industrial sites into new public and tourism facilities. Against this backdrop, the project proposes an architectural conversion that goes beyond the mere physical rehabilitation of the property; it advances a model of heritage reuse in which architecture serves as a link between Llanquihue’s industrial past and its future trajectory. The boutique hotel is conceived as a facility capable of revitalizing a strategic site, strengthening local identity, and contributing to urban development by integrating industrial heritage, public space, and the lakeside landscape, thereby fostering a balanced relationship between conservation, tourism, and territorial development.
