Abstract
El desarrollo del presente trabajo investigativo se centró en la situación que están viviendo los adultos mayores en nuestro país, identificando que para el año 2020 éstos alcanzarán la cifra de 1.252.957 en la capital, equivaliendo a un 39% del total de adultos mayores del país. Valor que es sumamente atractivo para las iniciativas pertenecientes a la industria de hogares para adultos mayores en la región metropolitana.
Tras haber analizado el macro y micro entorno de la industria, además del análisis interno de la empresa La Alcaldesa, firma que ha llegado al límite de su capacidad actual y perteneciente a la industria mencionada, se concluyo que ésta debe crecer manteniendo el foco en su segmento objetivo (los adultos mayores ABC1 y C2) ya que ya cuenta con la experiencia y reputación otorgada por este segmento. Respecto a su situación estratégica la firma, está posicionada en mercados actuales y con servicios actuales, la cual debe mantener. Sin embargo debe acercarse al desarrollo de nuevos productos, considerando estos como nuevos servicios ofrecidos hacia los adultos mayores, para lograr una mayor diferenciación futura.
Para la evaluación del proyecto de la nueva sede, se determinó que los costos operativos del proyecto ascenderán a 68,78MM$ anuales, la inversión que se dividirá en dos a etapas alcanzará un valor total de total de 34,6MM$ más un capital de trabajo inicial de 23MM$, y los ingresos en los primeros años serán de 17,4 MM$ y 70,8MMS el primer y segundo año y en los siguientes unos 150MM$ aproximadamente dependiendo del año en estudio. Los resultados que se obtuvieron tras la evaluación son de un VAN de 117,2 MM$ sin deuda y de 137,2 con deuda para el sexto año, con una probabilidad de tener un VAN mayor que cero de un 83% en ambos casos, solucionando la sobrecapacidad y duplicando las utilidades actuales de la firma, entre otros beneficios.
