Abstract
A pesar de los significativos avances tecnológicos de la vida cotidiana actual, en Chile laconstrucción aún se caracteriza por ser altamente artesanal, lo que impactafundamentalmente en los plazos de construcción y por ende, en los costos indirectos de unproyecto.Por muchos años se ha destacado el valor que conlleva la construcción prefabricada, comouna forma de mejorar la calidad y disminuir los plazos, con los consecuentes efectos queesto tiene sobre los costos. Sin embargo, son escasas las obras que sacan provecho de estasventajas. En la región de Valparaíso, dos reconstrucciones recientes de los estadios ElíasFigueroa de Valparaíso y Sausalito de Viña del Mar han sido ejemplos que muestran laeficiencia de la construcción prefabricada. El primero es completamente reconstruidoutilizando elementos prefabricados y en el caso del segundo, se utiliza esta metodología enla reconstrucción del llamado “Codo Laguna”.El objetivo de la presente memoria es realizar una comparación de la construcción prefabricada con respecto a la construcción in situ, a partir del análisis de los costos yplazos de construcción.Para lograr el objetivo propuesto, se utilizan antecedentes disponibles del Proyectodenominado Reposición Parcial Estadio Sausalito Codo Laguna que se lleva a cabo en laciudad de Viña del Mar entre el año 2014 y 2015, el que es construido utilizandoelementos prefabricados de hormigón pretensado, los que se comparan con los costos yplazos determinados para el mismo proyecto pero bajo el supuesto de construcciónconvencional o “in situ”.
Despite the significant technological advances seen in the daily lives of Chileans,construction is still characterized as being highly artisanal, which fundamentally impactsthe timelines of construction projects and thus, their indirect costs.For many years, the value associated with prefabricated construction has become regardedas a form of quality improvement that lessens construction time, with subsequent effects onproject costs. Nevertheless, the projects that take advantage of these benefits are scarce. Inthe region of Valparaíso, two recent reconstructions of the stadiums Elías Figueroa ofValparaíso and Sausalito of Viña del Mar have been examples that display the efficiency ofprefabricated construction. The first stadium was completely reconstructed usingprefabricated elements, and in the case of the second stadium, this method was used in thereconstruction of the so-called “Codo Laguna.”The objective of the following report is to draw a comparison of prefabricated constructionwith respect to on-site construction through the analysis of the costs and the timelines ofconstruction projects.To accomplish the proposed objective, available information was used from the Proyectodenominado Reposición Parcial Estadio Sausalito Codo Laguna, which was conducted inthe city of Viña del Mar between 2014 and 2015. The stadium was constructed using theprefabricated elements of pre-stressed concrete, which are compared with the determinedcosts and time of the same project if it were performed under the assumption ofconventional, or “on-site,” construction.
