Abstract
Contexto y Necesidad:
Vicpar Inmobiliaria S.A. ha experimentado un crecimiento acelerado en su portafolio de proyectos, pasando de gestionar un solo proyecto en 2011 a manejar trece proyectos simultáneos en 2023. Sin embargo, la empresa se ve limitada por sistemas de gestión de datos fragmentados que dificultan una toma de decisiones efectiva. La evolución del entorno competitivo y la necesidad de integración tecnológica resaltan la urgencia de implementar un sistema de gestión de datos.
Metodología Propuesta:
El proceso comienza con el análisis de modelos de gestión de datos presentes en el sector y una evaluación de los sistemas utilizados en la empresa. Posteriormente, se lleva a cabo un diagnóstico organizacional para identificar áreas de mejora. A continuación, se realiza una alineación con las normas ISO 8000, asegurando la calidad de los datos. Con base en este diagnóstico, se propone un sistema de gestión que incorpora visualizaciones interactivas para optimizar la toma de decisiones. Resultados obtenidos:
La propuesta de un sistema de gestión de datos en Vicpar Inmobiliaria S.A. proyecta resultados altamente positivos en términos financieros y operativos. Con un Valor Actual Neto (VAN) de $2.735.941.342 y una Tasa Interna de Retorno (TIR) del 44%, la rentabilidad del proyecto está asegurada, demostrando su viabilidad económica. Además, la introducción del software generará una mejora considerable en la eficiencia operativa, reduciendo el tiempo de trabajo en un 54% y disminuyendo el uso de recursos humanos en un 45,45%.
El impacto en el procesamiento de datos será significativo, con una mejora drástica en la velocidad, pasando de 1,067 GB/hora sin software a 5,88 GB/hora con el sistema implementado. Esta optimización se verá reflejada no solo en el ahorro de tiempo, sino también en la reducciónde errores, que disminuirán en un 65% para 2025, hasta desaparecer completamente en 2029, eliminando los costos derivados de estos errores.
En cuanto al incremento de ventas, se espera un crecimiento sostenido, con 14 ventas adicionales para 2025 y un aumento progresivo hasta alcanzar 89 ventas adicionales en 2029. Esto se traducirá en un ingreso anual de $53.292.425.976 para ese año. La satisfacción del cliente también mejorará significativamente gracias a la automatización y a la segmentación más eficiente, lo que impulsará las ventas.
Finalmente, el acceso a información en tiempo real permitirá una mejora del 65,48% en la eficiencia de la toma de decisiones estratégicas.
