Abstract
Esta memoria describe el proceso de diseño de un conjunto habitacional ubicado en la ciudad de Rancagua. Posee un programa mixto ya que considera edificios multifamiliares, con distintas tipologías de vivienda enfocadas en distintos grupos etarios y espacios comunes; además de una planta comercial, donde también se ofrece una variedad de programas enfocados en la comunidad.
La propuesta se instala en un terreno de 20.940 m2. Se compone de tres bloques de vivienda de 4 pisos con departamentos de tipo single y dúplex, más un bloque de 3 pisos pensado para adultos mayores y personas con movilidad reducida, que sólo incorpora departamentos de tipo single. Sumando un total de 174 viviendas en una variedad de 6 tipologías y 14.006,88 m2 construidos, además de 2.964,96 m2 de equipamiento mixto.
El proyecto utiliza un sistema constructivo mixto de poste y viga, que combina elementos de madera maciza para la estructura principal en los pisos 2, 3 y 4; con tabiquería ligera para los cerramientos y divisiones interiores. Que se posa sobre un primer nivel de hormigón armado con losa postensada.
Este sistema considera la industrialización de los componentes estructurales, en pilares y vigas de madera laminada y losas de CLT, así como también los paneles de muros interiores y exteriores, lo que permite pre instalar conexiones metálicas ocultas para el posterior montaje en obra, aumentando la velocidad de construcción y mejorando los estándares de calidad.
This document describes the design process of a housing complex located in the city of Rancagua. It has a mixed use program as it includes multifamily buildings, with different housing typologies focused on various age groups and common spaces, as well as a commercial area that offers a variety of community focused programs. The proposal is situated on a 20,940 m2 site. It comprises three 4 story residential blocks with single and duplex apartments, plus a 3 story block designed for seniors and people with reduced mobility, which only includes single apartments. In total, the complex has 176 housing units in a variety of 6 typologies and 14.006,88 m2 of built area, in addition to 2,964,96 m2 of mixed used facilities. The project uses a mixed construction system of post and beam, combining mass timber elements for the main structure on the 2nd, 3rd and 4th floor, with light frame structure for the envelope and interior divisions. That sits on a level of reinforced concrete with a post-tensioned slab. This system condiders the industrialization of structural components, using glulam columns and beams, and CLT floors, as well as interior and exterior panels, allowing for pre-intalled concealed metal connectors for the later on site assembly. This increases construction speed and improves quality standards.
