Abstract
En la presente memoria se realizará un estudio para establecer estrategias de mantenimientos para activos estructurales que se encuentran sin mantención dentro de complejos industriales ubicados en la bahía de Quintero. Los principales deterioros que se observan en los activos se dan como consecuencia de la corrosión la cual se presenta por la combinación de las condiciones climáticas, agentes contaminantes presentes en el área y la cercanía al borde costero. Adicionalmente, se presentan diversos deterioros en las infraestructuras de esos activos, principalmente infiltraciones que traen como consecuencia fallas en las terminaciones de estos mismos.
Para desarrollar las estrategias se utilizó el modelo de gestión de mantenimiento el cual posee 8 fases, sin embargo, se centró en la número 4, en la cual se establece y se afina el plan de mantenimiento que se busca aplicar. Las etapas del estudio comienza con la determinación de la materialidad de cada uno de los activos y un catastro de los deterioros y fallas que se han encontrado durante su vida útil. Posteriormente, el estado del arte fue definido por medio de información obtenida en fichas técnicas, manuales oficiales de mantenimiento, recomendaciones y buenas prácticas realizadas por profesionales de terreno, que establecieron distintas estrategia según el tipo de material y/o terminación utilizada, obteniendo estrategias correctivas, mejorativas y preventivas a corto, mediano y largo plazo.
Teniendo el levantamiento de la información detallada anteriormente, fue posible definir la priorización de los activos a través de la utilización de herramientas como la matriz de criticidad, la cual se presenta en función del nivel de daño y el impacto al nivel de servicio a los funcionarios, y el diagrama de Jack Knife, obteniendo un registro del riesgo de los activos pudiendo clasificarlos en distintos niveles de criticidad: críticos, subcríticos, susceptibles y bajo condición. De esta forma se afino el plan de mantenimiento para cada uno de los activos según los requerimientos particulares de estos.
Por último, se estimó un presupuesto para cada mantenimiento con el fin de proyectar un gasto futuro para los próximos 15 años de funcionamiento de un complejo industrial, determinando una frecuencia de mantenimiento, en donde se obtuvieron CAPEXs y OPEXs con sus respectivos indicadores financieros.
A través de esta memoria se pudo concluir que a largo plazo las estrategias de mantenimiento logran ser más rentables que reparaciones a la falla, que generalmente presenta costos mayores por la condición de urgencia e impacto en la operación.
In this report, a study will be carried out which seeks to establish maintenance strategies for the structural assets are without maintenance within industrial complexes located in the Quintero bay. The main deteriorations in assets are related to corrosion products, which are a result of a combination of environmental factors including weather, local pollutants, and proximity to the coastline. Additionally, the infrastructures of these assets are degrading in a number of ways, primarily due to infiltrations that cause completion failures. To develop the strategies, the maintenance management model (MGM) was obtained, which has 8 stages and was internalized in phase 4, where the maintenance plan that is sought to be implemented is established and refined. The first step in the study's stages is to decide which assets are the most important, followed by a cadaster of all the assets' deteriorations and failures over the course of their usable lives. Subsequently, through information obtained in technical sheets, official maintenance manuals, and recommendations and good practices carried out by field professionals, different strategies were found depending on the type of material and/or terminations used, obtaining corrective, improvement, and preventive strategies in the short, medium and long term. Therefore, using tools like the criticality matrix depending on the level of damage, the impact on the level of service to the officials, and the Jack Knife diagram, it is possible to classify the assets according to their degree of criticality after obtaining a record of their risk: critical, subcritical, susceptible and low status. In this way, the maintenance plan for each asset is improved according to their individual needs In addition, a budget for each maintenance was estimated in order to project future costs for the next 15 years of the plant contract. This budget was used to determine the frequency of maintenance, where CAPEXs and OPEXs were acquired with their respective financial indicators. With the development of this memory, it was possible to conclude that in the long term the maintenance strategies managed to be more profitable than failure-related repairs because the latter are more likely to have higher costs when necessary.
