Abstract
Dentro del proceso para alcanzar la materialización de un proyecto de edificación, se tienen una serie de pasos a seguir tanto antes como después de la construcción de la obra, así como también dentro de la etapa misma de construcción. Esta memoria pretende ayudar en la mejora del proceso de control interno de las obras de construcción, siendo el objetivo general la proposición de protocolos estándar de control para las partidas de Instalaciones de Obra Gruesa.Este proyecto nace debido a la inquietud de los miembros de la empresa RyR Optimiza, quiénes a través del software “Calidad Cloud”, reemplazan las típicas cartillas de control de partidas en papel, a un sistema online, que permite entre otras cosas realizar comparaciones de la calidad de las distintas obras de una misma empresa, así como también de los equipos de trabajo y subcontratos. Con el uso de éste en las primeras empresas, detectan que las cartillas o protocolos de control difieren significativamente entre ellas y en muchos casos son bastante deficientes. En base a esto, se comienza a trabajar junto con otros estudiantes de la universidad, para generar listas de control estandarizadas que aseguren la calidad mínima para cada proceso, lo cual en el futuro hará posible realizar estadísticas y comparaciones entre las distintas empresas del mercado.Para lograr esto, la empresa RyR Optimiza facilita la información de listas de chequeo y datos históricos de 20 empresas que se encuentran utilizando el software Calidad Cloud, con lo cual se analiza la información en base a los puntos que chequea cada empresa, la estadística de fallas y cumplimientos, etc., además de la normativa vigente para generar protocolos de control preliminares que son chequeados posteriormente en terreno, en una obra en particular en un tiempo específico para finalmente generar los protocolos finales.En el proceso de verificación en terreno se recopilan nuevos datos utilizando las listas preliminares en obras activas que se encuentran utilizando el software, lo que permite realizar comparaciones con los datos chequeados por la misma gente de la empresa, ratificando con esto los problemas por los cuales se comienza este estudio, tales como las diferencias entre los protocolos de control entre las empresas y la marcación de las fallas en el momento en que son detectadas, para generar en definitiva los protocolos finales para las sub-partidas de: canalización eléctrica y corrientes débiles, canalización de agua potable, canalización de gas y canalización de alcantarillado.Finalmente, a partir del análisis de datos, la experiencia en terreno y la generación de los protocolos finales, se entregan recomendaciones tanto para su implementación como para los procesos que ya se están llevando a cabo
