Abstract
The Work presented in this document, approaches the thematic of maintenance contracts (in lifting equipments), mainly oriented to the Operative Efficiency of these. The chapters 1, 2, and 3 set out the introduction to the analysis subject, fixing the industry, and information of the company in which the work was developed. In addition, the objectives are individualized that are hoped to obtain once finalized the study. The chapter 4, specific the general antecedent related to the work, in this chapter is described, the concept of a lifting equipment, the types that exist in the market, and the form in which they are classified. One also describes to the industry, and the companies that compete in it, including the company in which the analysis is centred. Is incorporated also in this chapter, the theoretical framework, used as it bases for the development of the work, this theoretical framework approaches the concepts of operative efficiency, Delta Model, outsourcing, general theory of contracts, and general theory of maintenance. In chapter 5, the justification of the subject is exposed, that mainly based on obtaining better financial results, and improving the service quality in the maintenance contracts. Chapter 6, is the most extensive of this document; this is specified in general form, the methodology and development of the work, according to the following detail: One describes to each one of the processes, and areas that interact with maintenance contracts, such us: planning, execution of work on site, management of spare parts, human resources, safety, acquisitions, sales process, internal control, information systems and results. The application of Delta Model is described in general form, in maintenance contracts. The process of collecting information is developed on the reality of maintenance contracts, of the studied company, for this defines a survey format, the population to study, and the sample size. Subsequent to the filling of the surveys on the part of the personnel of contracts, is come with the tabulation of the information received, to obtain so the respective graphs and to analyze the results obtained by area and involved processes. In base to the obtained results, flaws are observed, to which it scores later, to generate a proposal that allows obtain, changes in the form to operate of the contracts that make them more efficient. One of the first proposals presented in this chapter, corresponds to the implementation of policies of services for maintenance contracts, policies of acquisitions and human resources. These policies would approach several aspects detected in the information compiled in the surveys, these policies considering certain points that go in direct relation with the application of the Delta Model, described in the preceding chapters. In additional form to the described policies, proposes to the company implementing another type of improvements, related to human resources, safety, planning, acquisitions, quality, opportunities of business, interaction with clients and incorporation of complementizers. Finally, in chapter 7 of this document, the conclusions of the developed work are exposed, clearly indicating and in summarized form the obtained results, the form in which the company must take this analysis, and presented proposals of improvement, like also, which to be expected in the future, when applying a model like described one in this work.
