ESTUDIO DE FACTIBILIDAD PARA LA CONSTRUCCIÓN Y ARRIENDO DE UNA CANCHA DE FÚTBOL COMPUESTA POR PASTO SINTÉTICO, EN LA CIUDAD DE QUILPUÉ

Abstract

En el presente informe, se presenta el estudio de factibilidad para la creación de unacancha sintética de fútbol, en la ciudad de Quilpué, Región Valparaíso. Para el desarrollode este informe, se consideraron cuatro estudios fundamentales como son: estudio demercado, técnico, organizacional y financiero.El estudio de mercado, expone la oferta existente en la ciudad, niveles de precios yla demanda del servicio. Los resultados fueron obtenidos mediante la aplicación de unaencuesta, realizada a una muestra de 403 personas, entre los días 30 de Septiembre y 6 deOctubre del 2017. Además de la encuesta, se utilizaron datos obtenidos del Censo 2012(INE).Los datos obtenidos, dan a conocer el alto grado de aceptación del proyecto porparte del mercado, que con un 85% dice estar interesado en asistir a las instalaciones delnuevo proyecto.El estudio técnico, permitió demostrar que el proyecto técnicamente factible,justificado además, desde un punto de vista económico, haber seleccionado la mejoralternativa entre los tres terrenos potenciales para satisfacer factores como la conectividad,tiempo de desplazamiento y costo.Mediante el estudio organizacional del proyecto se consideró la planificación eimplementación de una estructura organizacional, que se utilizará una vez ejecutada la fasede construcción. También se definió el perfil de cada uno de los empleados que formarán elnegocio y se elaboró el organigrama.El estudio final se centra en una evaluación financiera, que permitió generar un flujode caja proyectado a 5 años. La inversión inicial del proyecto es de $454.956.557, del cual se pretende financiar con capital externo el 40% y el 60% por un financiamiento de lossocios. Los indicadores del flujo puro, entregan un VAN de $294.541.610, una TIR de 40%y una TIRM de 29%. La evaluación de factibilidad económica se realiza con una tasa dedescuento de 20% y con un periodo de recuperación de la inversión es de tres años, una veziniciado el proyecto, demostrando que el proyecto es factible y rentable aún en losescenarios pesimistas.This report presents the feasibility study for the creation of a synthetic soccer fieldin the city of Quilpué, Valparaíso Region. For the development of this report, fourfundamental studies were considered such as the market study, technical, organizationaland financial.The market study shows the existing offer in the city, price levels and servicedemand. The results were obtained through a survey of 403 people, conducted betweenSeptember 30th and October 6th, 2017. In addition to the survey, data from the 2012Census (INE) was used.The data obtained, reveal the high degree of acceptance of the project by the market,with 85% said to be interested in attending the new project facilities.The technical study shows that the project was technically feasible, and alsojustified, from an economic standpoint. This method was proven to be the best among thethree potential plans designed to meet factors such as connectivity, travel time, and cost.Through the organizational study of the project, the planning and implementation ofan organizational structure, wich would be used upon the launching of the constructionfase, was considered. This report also defines the business´s employee profiles and hashelped draw up the company´s organizational chart.Finally, the last study conducted a financial evaluation that has created a projected5-year cash flow. The initial investment of the project was $454.956.557, was intended tofund the company´s partner with an external capital of 40% and 60%. The pure flowindicators deliver a NPV of $294.541.610, a 40% IRR and a 29% MIRR. The economicfeasibility evaluation was carried out with a discount rate of 20% and a 3-year period of investment recovery was provided. The data outlined above supports the study´s claim thatthe project is feasible and profitable even in unfavorable situations.
