Abstract
La implementación de una estrategia de mantenimiento tiene grandes ventajas en costos, planificación y control de activos, mayor seguridad y agrega mucho valor a la empresa. Por esto se ha analizado y propuesto una estrategia de mantenimiento en la empresa.Este trabajo aborda el diagnóstico actual de la empresa, la selección de equipos críticos con la información recopilada para luego analizarles su contexto operacional y proponer la implementación de la estrategia RCM y/o TPM, para finalmente estimar y analizar los costos para internalizar o externalizar los distintos planes matrices de mantenimiento.Se utilizarán herramientas fundamentales para su análisis de causa raíz, los cuales son análisis de fallas, FMECA, entre otras.Los equipos críticos son la bomba de circulación de red térmica, la bomba de cloración, la bomba elevadora de pozo profundo, la bomba de circulación de agua caliente sanitaria, y la caldera de biomasa (Binder). A los cuatro primeros se le aplico un análisis de fallas y a la Caldera, al ser un equipo compuesto, se le aplico un FMECA.Se propondrá la implementación de una combinación de estrategias, las cuales son RCM y TPM. De la estrategia RCM, se utilizarán solo dos herramientas de las cuales son RCM Information Worksheet y FMECA, mientras que en la implementación de TPM se propondrá la implementación de los tres primeros pilares, dejando como desafío a futuros los cinco siguientes pilares.
The implementation of a maintenance strategy has great advantages in costs, planning and control of assets, greater security and adds a lot of value to the company. For this reason a strategy of maintenance in the company has been analyzed and proposed. This work addresses the company's current diagnosis, the selection of critical equipment with the information collected and then analyze its operational context and propose the implementation of the RCM and / or TPM strategy to finally estimate and analyzes the costs to internalize or outsource the Different maintenance matrix plans. It will use fundamental tools for root cause analysis, which are fault analysis and FMECA, among others. Critical equipment are the thermal network circulation pump, the chlorination pump, the deep-well lift pump, the domestic hot water circulation pump, and the biomass boiler (Binder). The first four had a fault analysis applied and the Caldera, being a composite team, was applied an FMECA. It will be proposed that implementation of a combination of strategies which are RCM and TPM. Of the RCM strategy, only two tools namely the RCM Information Worksheet and FMECA will be used, while in the TPM implementation will be proposed the implementation of the first three pillars, leaving for future challenges the following five pillars.
