PROYECTO DE GAS NATURAL: EDIFICIO QUINTA JUNGE

Abstract

Durante los últimos años se ha visto como el mundo ha intentado utilizar de mejor forma los recursos naturales, a veces de formas que no estábamos acostumbrados. En Chile se consta con un recurso de gran explotación, conocido como gas natural. Este se encuentra en la Patagonia Chilena, pero también es importado de Argentina y Continente Europeo. Hoy en día, el calentamiento global es un tema emergente, por lo que la utilización de los recursos naturales es una gran opción para evitar impacto ambiental, y así ayudar a cuidar el planeta. Por esta y otras razones, muchas organizaciones han preferido aprovechar estos recursos y darles un mejor uso. Hace unos años, el grupo de inversionista FENOSA compró a GasSur. Con la intención de invertir dinero, para poder difundir el gas natural en todo nuestro país, y hacerlo parte de los servicios básicos de cada hogar. Dado que en Chile aun es un sustento que implica un gasto elevado en cuanto a su distribución, ya que procede desde matrices a lo largo de la región o el país. Se puede decir que, actualmente el gas natural es accesible sólo para algunos, ya que estamos hablando de un recurso costoso y de difícil distribución a los hogares de la mayoría de los chilenos, puntualmente, estará enfocado en el edificio Junge, el cual está emplazado en un lugar privilegiado de la Provincia de Concepción. A continuación, se dará a conocer el proceso del proyecto. Detallando desde la gestión que se hace con la inmobiliaria, en este caso agendado una reunión con el personal a cargo de Inmobiliaria Aitue junto al personal de GasSur, en donde tendrán participación el jefe de ingeniería, inspector y proyectistas. En dicha reunión, Inmobiliaria Aitue deberá entregar todo el material disponible que pueda permitirle a GasSur realizar las evaluaciones pertinentes de la factibilidad del gas. Avanzando en este proyecto, se comenzara con la elaboración de los planos, lo que involucra tanto planos de matriz como de red interior, y dependiendo de las evaluaciones realizadas se deberán incluir también planos de calderas central, o lo que el cliente este solicitando. Al haber concluido el proceso de elaboración de planos, se realizara una memoria de cálculos, en donde se agregara el presupuesto del edificio, el cual ronda entre $700.000.- a $1.500.000.- Una vez finalizado esta parte del proyecto y bajo revisión del inspector y jefe de área, se presenta la evaluación al cliente, este deberá elegir si quiere ejecutar el proyecto con nuestro gas natural o con GLP. En caso de que el cliente este satisfecho con el proyecto presentado por el proyectista y la ayuda del resto del equipo de trabajo, el proceso continua con la elaboración de un plano TC5. Este es presentado a la SEC para su aprobación, y con ello el equipo contratista de Gas Sur puedan ejecutar el proyecto.Cabe recordar que el proyecto a ejecutar comienza apenas el edificio se comienza a construir debido a que la red se debe instalar en el radier y paredes.In the last years, we have seen different ways of using natural resources in the world, in an attempt to use them in a better way, sometimes even in ways we were not used to. In Chile, there is a resource largely exploited, known as natural gas. It is found in the Chilean Patagonia, but it is also imported from Argentina and the European Continent. Nowadays, the global warming is a growing issue; therefore, the use of natural resources is an important option to avoid environmental impact and help in this way to preserve the planet. For this and other reasons, many organizations have taken the option to use these resources in a better way. Some years ago, the investment group FENOSA purchased GasSur with the intention of investing money, in order to disseminate natural gas in the whole country, so that it becomes part of the basic utilities in every home. Since in Chile it is still a supply that implies a high expenditure regarding its distribution, because it comes from main gaspipes throughout the region or country. It can be stated that currently natural gas is accessible only for some people, since it is a resource with a high cost and difficult to be distributed to most of the Chilean houses. Specifically, it will be directed to the Junge building, which is located in a privileged area of Concepcion province. In the pages to follow, the project process is described, with details of the activities performed with the real estate company, in this case scheduling a meeting with personnel in charge of Inmobiliaria Aitue and personnel from GasSur, where the Engineering Head, Inspector and Designers will participate. In that meeting, Inmobiliaria Aitue shall deliver all the material available so that GasSur can conduct the corresponding feasibility evaluations for the gas. Further on in this project, drawings will start to be prepared, including main gaspipe drawings as well as internal network, and depending on the evaluations performed, drawings of the central boilers shall also be included, or those requested by the customer. Once the drawing preparation process is completed, a calculation report shall be prepared, where the building budget will be added, which is between CLP$700,000 and CLP$ 1,500,000. Upon completion of this part of the project and after being checked by the inspector or area chief, the evaluation is submitted to the customer. They shall decide if they want to carry out the project with our natural gas or LPG.In case the customer is satisfied with the project submitted by the designed with the help of the work team, the process shall proceed to prepare a TC5 drawing, which is submitted to SEC for approval (from ‘Spanish Superintendencia de Electricidad y Combustibles’ [Electric Power and Fuel Superintendency]). With this approval, the contractor team of GasSur can execute the project.It is worth noting that the project to be performed shall start at the same time as the building construction begins, since the network shall be installed in the grade slab and walls.
