Abstract
La presente investigación se centra en determinar los factores que influyen en el acceso a crédito hipotecario en Chile usando información de la encuesta Casen 2017 y tomando como base la investigación realizada por el economista brasileño Fernando García de Freitas que realizo un análisis econométrico en la temática empleando la información de la encuesta Casen 2009. El método utilizado fue la regresión logística, el cual es un modelo de respuesta binaria que predice la probabilidad de ocurrencia de un evento dado un conjunto de variables, una ventaja de este modelo es que estimando los coeficientes de la regresión es posible saber dado el signo de estos el tipo de efecto (positivo o negativo) que tienen sobre el modelo. Las principales conclusiones de este trabajo son (i) el ingreso, acceso a subsidio y escolaridad del jefe de hogar son factores que afectan positivamente en el acceso a crédito independiente del segmento social, (ii) la variable número de personas de un grupo familiar afecta negativamente en la probabilidad de acceder a crédito, (iii) la edad del jefe de hogar es la única variable estudiada que tiene un cambio opuesto en su efecto cuando se estudia el segmento del 80% más vulnerable y el segmento del 20% menos vulnerable.
This research focuses on determining the factors that influence access to mortgage credit in Chile using information from the Casen 2017 survey and taking as a basis the research conducted by the Brazilian economist Fernando Garcia de Freitas, who conducted an econometric analysis on the subject using information from the Casen 2009 survey. The method used was logistic regression, which is a binary response model that predicts the probability of occurrence of an event given a set of variables, an advantage of this model is that by estimating the regression coefficients it is possible to know given the sign of these the type of effect (positive or negative) they have on the model. The main conclusions of this work are (i) income, access to subsidy and schooling of the head of household are factors that positively affect access to credit regardless of the social segment, (ii) the variable number of people in a family group negatively affects the probability of accessing credit, (iii) the age of the head of household is the only variable studied that has an opposite change in its effect when studying the segment of the 80% most vulnerable and the segment of the 20% least vulnerable.
