Abstract
La sostenibilidad está relacionada, en este caso, con la rehabilitación arqui-
tectónica, ya que reutiliza los espacios, mejorando la calidad de ellos y genera
efectos en cadena para nuevas rehabilitaciones, potenciándose y haciendo
rentable la intervención. Así mismo, la rehabilitación arquitectónica se rela-
ciona con la revitalización urbana, siempre que intervenga lo público, activan-
do los espacios.
Siendo más preciso, rehabilitación arquitectónica es la acción de adecuar
edi icios para una nueva actividad y, comúnmente, se ha llevado a cabo desde
la puesta en valor del patrimonio protegido. Sin embargo, en el último tiempo
se ha incorporado el reciclaje de edi icios e, incluso, de zonas en obsolescen-
cia de la ciudad, vinculándose a la sostenibilidad. En general, la rehabilitación
edilicia tiende a ser pensada con un mayor foco en el objeto arquitectónico,
independiente de la escala sobre la que actúe, sin in luir al entorno.
Por otro lado, la revitalización es el efecto de dar mayor actividad a un
conjunto de edi icios y su entorno, especialmente, después de un período de
deterioro u obsolescencia. El término es ocupado en los procesos de mejora-
miento de espacios públicos y barrios y también en los proyectos de rehabi-
litación como efecto inherente, sin caracterizar sus causas ísicas, más allá de
la nueva funcionalidad.
Entonces, se observa que hay una oportunidad de investigar aspectos
relacionados con la rehabilitación arquitectónica como oportunidad de
revitalización urbana, o sea, la conservación o intervención de edi icios con
potencial de detonar actividad en sus entornos, debido a la desvinculación
conceptual detectada en los estudios revisados para esta investigación.
El debate académico de los últimos años ha intentado relacionar estos
conceptos y se a irma que la rehabilitación no debe actuar solo para los edi-
icios, sino que debe incluir el entorno urbano y verse desde ambas perspec-
tivas, ya que cada vez más este entorno es entendido como una prolongación
del espacio privado edi icado.
Por lo tanto, la investigación pone el foco en Valparaíso y tiene como ob-
jetivo contribuir con un instrumento de análisis para reconocer lo que se ha
denominado como ‘oportunidad de revitalización’ e identi icar estrategias de
acción en la rehabilitación para potenciar la actividad en el entorno público.
Para ello, se trabaja en un diseño metodológico de análisis que permite re-
lacionar parámetros de la revitalización urbana a la rehabilitación arquitec-
tónica, a través del reconocimiento de los sectores potenciales, el grado de
revitalización de la preexistencia y la identi icación de actuaciones de rehabi-
litación para la revitalización del entorno.
Cabe mencionar que este estudio es de carácter exploratorio y pretende
realizar una primera aproximación al reconocimiento de las estrategias de
rehabilitación arquitectónica que in luyen en la revitalización del entorno,
debido a que ha sido explorada desde enfoques distintos al campo de la reha-
bilitación y se quiere aportar con una perspectiva integral.
Sustainability is related, in this case, to architectural rehabilitation, since it reuses spaces, improving their quality and generating chain effects for new rehabilitations, strengthening and making the intervention pro itable. Li- kewise, architectural rehabilitation is related to urban revitalization, provi- ded that the public intervenes, activating the spaces. Being more precise, architectural rehabilitation is the action of adapting buildings for a new activity and, commonly, it has been carried out since the value of the protected heritage is valued. However, in recent times the recy- cling of buildings and even areas in obsolescence of the city has been incorpo- rated, linking to sustainability. In general, building rehabilitation tends to be thought with a greater focus on the architectural object, independent of the scale on which it acts, without in luencing the environment. On the other hand, revitalization is the effect of giving more activity to a group of buildings and their surroundings, especially after a period of dete- rioration or obsolescence. The term is used in the processes of improvement of public spaces and neighborhoods and also in rehabilitation projects as an inherent effect, without characterizing their physical causes, beyond the new functionality. Then, it is observed that there is an opportunity to investigate aspects related to architectural rehabilitation as an opportunity for urban re- vitalization, that is, the conservation or intervention of buildings with the potential to trigger activity in their environments, due to the conceptual dis- connection detected in the studies reviewed For this research. The academic debate of recent years has tried to relate these concepts and it is af irmed that rehabilitation should not only act for buildings, but should include the urban environment and be seen from both perspectives, since more and more this environment is understood as a prolongation of the built private space. Therefore, the research focuses on Valparaíso and aims to contribute with an analytical tool to recognize what has been called the ‘revitalization oppor- tunity’ and identify rehabilitation action strategies to enhance activity in the public environment. .
