Abstract
Tras la fuerte caída en la demanda por vivienda observada durante 2016 (-35% con relación a 2015), se espera que la comercialización de nuevas unidades se mantenga en un nivel similar en los próximos años. No obstante, la inversión inmobiliaria proyectado para este 2018, advierte un aumento en la oferta en el mercado nacional.En consecuencia, en lo expuesto anteriormente la industria de la construcción en el sector inmobiliario cuenta con la misión de reducir sus gastos en la producción, optimizar sus costos y de esta manera lograr sus metas sin dejar de perfeccionar la calidad de sus proyectos. Estas son alcanzables mediante la utilización de ideologías Lean, que reduce todas las actividades humanas que no agregan valor al producto final.Para implantar el sistema Lean en construcción, existen herramientas y técnicas ya desarrolladas que cumplen con los objetivos del sistema. Una de estas es Last Planner System, mecanismo para la transformación de “lo que debería hacerse” en “lo que se puede hacer”, formando así un inventario de trabajo realizable, que puede ser incluido en los planes de trabajo semanal. La empresa IPSUM, entrega un servicio de capacitación, monitoreo y apoyo en la utilización de la metodología Last Planner System.El alcance de esta investigación es inferir mediante mediciones objetivas la productividad obtenida al utilizar los servicios de IPSUM, así discernir los beneficios y contratiempos que estos generan en obra y de esta manera, realizar una mejora continua de la metodología.
After the sharp fall in the demand for housing observed during 2016 (-35% in relation to 2015), it is expected that the commercialization of new units will remain at a similar level in the coming years. However, the real estate investment projected for this 2018, warns an increase in the supply in the national market. Consequently, in the above, the construction industry in the real estate sector has the mission to reduce their production expenses, optimize their costs and thus achieve their goals while continuing to improve the quality of their projects. These are achievable through the use of Lean ideologies, which reduce all human activities that do not add value to the final product. To implement the Lean system under construction, there are already developed tools and techniques that meet the objectives of the system. One of these is the Last Planner System, a mechanism for transforming "what should be done" into "what can be done", thus forming a workable inventory that can be included in the weekly work plans. The company IPSUM, provides a training, monitoring and support service in the use of the Last Planner System methodology. The scope of this research is to infer through objective measurements the productivity obtained by using the IPSUM services, thus discerning the benefits and setbacks that these generate in the work and, in this way, making a continuous improvement of the methodology.
