Se soluciona la necesidad de re-localizar el terminal actual de distribución, el cual por sus restricciones físicas del predio, contrato de arriendo y altos costos futuros es necesario re ubicar en un terreno óptimo para las necesidades de la empresa. El objetivo principal del estudio busca recomendar un terreno para la construcción del nuevo terminal de distribución, emplazado en la quinta región, que satisfaga las necesidades de “PF” y minimice los costos de transporte como de adquisición del sitio. Esto se logra en un principio levantando el contexto y las características de distribución de la empresa. Es indispensable saber cuáles fueron las motivaciones de “PF” y las restricciones implícitas que existen. Teniendo claro el contexto, se debe levantar información bibliográfica de las formas de solucionar los problemas de localización de instalaciones en los textos existentes, siendo así capaces de elegir un modelo que represente de mejor manera el presente problema, variándolo para así este totalmente alineado con las restricciones del estudio. Luego que el modelo está creado, es necesario definir la metodología de análisis. Explicando todas las etapas en las cuales se buscan los datos que la función objetivo necesita para optimizar los costos asociados (clientes, terrenos, tarifas, costos fijos, distancias, etc) y por ende responder al objetivo principal del estudio. La resolución del modelo, en base a la metodología definida, presenta los resultados los cuales son analizados para ver los reales ahorros que el nuevo sitio recomendado brindará a la empresa. Estos resultados van de la mano de un análisis de sensibilidad el cual graficará las variaciones críticas de aumento de tarifas y precio del terreno adquirido. Las conclusiones del estudio presentarán el sitio final elegido y las razones principales de la recomendación, teniendo como base de comparación seguir en el sitio actual del terminal.This study solves the problems that it causes to the company "Products Fernandez SA" with the lifting of the distribution network nationwide, a project which involves construction of a new distribution terminal in the 5th region of Chile. It addresses the need to re-locate the current distribution terminal, which by its physical constraints of the property, lease and high future costs necessary to locate on land re optimized for the needs of the company. The main objective of the study aims to recommend a site for construction of new distribution terminal, located in the fifth region, that meets the needs of "PF" and minimize transportation costs for the acquisition of the site. Being clear about the context, bibliographic information must be raised of the ways to solve facility location problems in existing texts, thus being able to choose a model that best represents this problem, several so is fully aligned with the restrictions of the study. After the model is created, it is necessary to define the methodology of analysis. Explaining all the stages in which data is looked up the objective function need to optimize the costs associated with (clients, land, rates, fixed costs, distances, etc.) and thus meet the objective of the study. The resolution of the model, based on the defined methodology, which presents the results are analyzed to see the real savings that the new site will provide the company recommended. These results are from the hand of a sensitivity analysis which plotted the critical variations of rate increases and price of land acquired.
