Abstract
En el siguiente trabajo se propone un desarrollo de un método documental, el cual
presenta información clara y replicable a plantas industriales sobre cómo aplicar un
”modelo de gestión de activos y mantenimiento”, el cual busca gestionar todo el ciclo
de vida de los activos de una organización con el fin de maximizar competitividad,
además con la aplicación de buenas prácticas de mantenimiento, conservar los activos
de la empresa obteniendo de ellos un mejor rendimiento, efectividad y disponibilidad.
Todo esto bajo el marco estratégico del HSEC.
Se buscará alcanzar los objetivos mediante la aplicación de un modelo de man-
tenimiento de 8 etapas las cuales son;
- Análisis situacional y marco valórico actual de la empresa. Donde se analizan
los objetivos, estrategias, polı́ticas y responsabilidades que posee la empresa.
- Se genera una jerarquización de equipos basado en la criticidad según ISO
31000 y posible afectación al HSEC.
- Se buscarán y analizarán los puntos débiles del mantenimiento.
- Se Diseñarán planes de mantenimiento, que mejoren el uso de recursos según
restricciones.
- Programación del mantenimiento y mejorar la asignación de recursos.
- Evaluación y control de la ejecución del mantenimiento en post de la mejora
continua.
- Análisis del ciclo de vida donde considere; overhaul, diseño, renovación y ges-
tión.
- Mejora continua de los procesos.
Este modelo se reforzará con herramientas de gestión tales como;
- Lean production; Es un modelo de gestión enfocado en la creación de flujo
para poder entregar el máximo valor a los clientes. Para ello, utiliza la mı́nima
cantidad de recursos, es decir, los necesarios para el crecimiento.
- Full potential; una metodologı́a que combina herramientas Lean con un sistema
para alcanzar el potencial máximo de procesos y de las personas.
- Gestión del cambio; Es un enfoque estructurado para gestionar los aspectos
de cambio relacionados con las personas y la organización para lograr los re-
sultados comerciales deseados.
La aplicación de este documento se espera que resulte en mejora de confiabilidad
de los equipos, poder elevar la productividad, cerrar brechas, aumentar los ingresos
y la rentabilidad, obtener mejor EBITDA , crear polı́ticas HSEC , crear una filosofı́a
de mejora continua y todo esto sin afectar la salud y seguridad de las personas.
The following work proposes a development of a documentary method, which presents clear and replicable information to industrial plants on how to apply an asset and maintenance management model, which seeks to manage the entire life cycle of the assets of an organization In order to maximize its value, in addition to the application of good maintenance practices, to conserve the assets of the company obtaining from them a better performance, effectiveness and availability. All this under the strategic framework of the HSEC. It will seek to achieve the objectives through the application of a maintenance model of 8 stages which are; - Situational analysis and current value framework of the company. Where the objectives, strategies, policies and responsibilities of the company are analyzed. - A hierarchy of equipment is generated based on the criticality according to ISO 31000 and possible affectation to the HSEC. - The weak points of maintenance will be searched and analyzed. - Maintenance plans will be designed to improve the use of resources according to restrictions. - Programming maintenance and improving resource allocation. - Evaluation and control of maintenance execution in post of continuous impro- vement. - Analysis of the life cycle where you consider; Overhaul, design, renovation and management. - Continuous improvement of processes. This model will be reinforced with management tools like; - Lean production; It is a management model focused on the creation of flow to deliver the maximum value to customers. To achieve this, it uses the minimum amount of resources, that is, those necessary for growth. - Full potential; a methodology that combines Lean tools with a system to reach the maximum potential of processes and people. - Change management; It is a structured approach to manage the aspects of change related to people and the organization to achieve the desired commer- cial results. The application of this document is expected to result in improved equipment re- liability, increase productivity, close gaps, increase revenues and profitability, obtain better EBITDA, create HSEC policies, create a philosophy of continuous improve- ment and all this without affect the health and safety of people.
