dc.description.abstractLa presente investigación analiza la evolución de precios de viviendas para la Región Metropolitana de Santiago de Chile en el periodo comprendido entre el primer trimestre de 2004 al tercer trimestre de 2017. El desarrollo del estudio considera tanto el índice general de precios publicado por la Cámara Chilena de la Construcción a través de su Departamento de Estudios, como también sub índices segmentados por producto y zonas geográficas. A través de la metodología de cointegración de Engel y Granger se determina un modelo de equilibrio de largo plazo en el cual las variables explicativas están dadas por el costo de edificación, la tasa de interés de los mutuos hipotecarios y un índice de precios de acciones representativo del mercado nacional. El modelo señalado se cointegra adecuadamente tanto para el índice general de precios, como a los sub índices de departamentos, departamentos en Sector Nororiente de Santiago y departamentos en Santiago Centro, sin embargo el modelo para el producto casas se presenta como no cointegrado, es decir no presenta un equilibrio en el largo plazo de acuerdo a las variables propuestas. Posteriormente se desarrolla un modelo de corrección de errores que refleja la dinámica de corto plazo y la velocidad con la cual las variaciones de corto plazo se ajustan al modelo de largo plazo. Los resultados de la investigación confirman hallazgos previos tanto en la literatura chilena como internacional, lo anterior en el contexto de las variables fundamentales que conforman el modelo, como en la velocidad de ajuste del corto al largo plazo.es_CL
dc.description.abstractThis research analyzes the evolution of housing prices for the Santiago Metropolitan Region of Chile in the period from the first quarter of 2004 to the third quarter of 2017. The development of the study considers both the general price index published by the Chilean Chamber of Construction through its Department of Studies, as well as sub-indexes segmented by product and geographical areas. Through the cointegration methodology of Engel and Granger, a long-term equilibrium model is determined in which the explanatory variables are given by the cost of building, the interest rate of the mortgage credits and a representative stock price index of the national market. The indicated model is cointegrated adequately for the general price index, as well as the sub-indexes of departments, departments in Santiago North East and departments in Santiago Centro, however the model for the product houses is presented as non-cointegrated, that is, not presents a balance in the long term according to the proposed variables. Subsequently, an error correction model is developed that reflects the short-term dynamics and the speed with which the short-term variations adjust to the long-term model. The results of the research confirm previous findings in both the Chilean and international literature in the context of the fundamental variables that make up the model, as well as the speed of adjustment of the short term in the long term.es_CL
