Abstract
El objetivo de este trabajo es la propuesta de un proyecto de mejora en la gestión del mantenimiento para una institución educativa de nivel superior. Este proyecto se enfoca principalmente en las funciones de gestión realizadas por la unidad de mantenimiento, tales como planificar, organizar, ejecutar, controlar y el liderazgo inherente a cada una de estas. La primera etapa consiste en realizar un diagnóstico de la situación actual de la organización, para esto se realiza un análisis basado en los aspectos tratados en la ISO 55000:2014 (International Organization for Standardization, 2014) de donde se determinan diversas falencias presentes en las funciones de gestión. El segundo paso corresponde a un análisis de riesgo de los activos mantenibles asociado a los espacios comunes de la institución, este análisis aborda el contexto operacional y de seguridad de los distintos activos.
The basis of this project is to design a performance improvement plan for the maintenance unit of an engineer faculty. The main focus of this project takes on developing improvements for each key function that is performed by the maintenance unit, such as planning, monitoring and executing tasks. Which should be executed following the leadership of the maintenance management leader In the first stage of the project consists on performing an analysis of the current situation of the organization, to make this possible the ISO 55.000 was used to measure the difference between the acceptable states and the current ones, this helps to identify all the deficiencies of the management functions. On the second stage a risk analysis was made for all the maintainable assets that belong to the common spaces of the organization, this analysis addresses the operational and security context of all the assets.
