Abstract
La presente memoria se desarrolla dentro de la División Andina, Codelco. Su objetivo general es la elaboración de las bases técnicas para un proyecto que tiene como motivación recuperar algunos de los edificios habitacionales que hay en el campamento Saladillo, ubicados dentro de la misma División, en particular los edificios Cactus 1 y 2.Estos edificios debido a su antigüedad, abandono y bajas intervenciones que promuevan su mantención, han llevado a que presenten una serie de deterioros y deficiencias en sus instalaciones.Las causas anteriormente mencionadas generan un conjunto de necesidades que deben ser identificadas, para que puedan ser subsanadas mediante la contratación de una empresa que ejecute las tareas o labores que se especifiquen en las Bases Técnicas y documentos complementarios, que a su vez, mediante este documento se presenten una serie de medidas que busquen el cumplimiento de lo que se les solicita en aspectos como: calidad, seguridad y plazo. Por lo tanto, para desarrollar las bases se conducirá por una serie de etapas, inicialmente revisando información de la Superintendencia: bases técnicas elaboradas referentes a construcción, contratos de obras o de servicios de construcción, entre otros.Luego se hace una revisión y levantamiento de los antecedentes existentes del proyecto de construcción del campamento Saladillo, puntualmente de los edificios a recuperar. Posteriormente se estructuran las bases y se desarrollan de acuerdo al proyecto existente, incorporando las necesidades que se tienen y lo que se pretende conseguir con la contratación, junto a lo anterior se añaden instrumentos que sirvan para inspeccionar y controlar, con la idea de conseguir buenos resultados.Finalmente se consigue un documento que cumple con lo que solicita la Superintendencia para el proyecto en cuestión y con lo que se exige dentro de la División. Dentro de las bases se incorpora como propuesta la contratación de un inspector técnico de obras que supervise el contrato, personal clave acorde al tipo de obra, aplicación de multas, entre otros.
This report is developed within the Division Andina, Codelco. Its general objective is the elaboration of the technical basis for a project that has as motivation to recover some of the residential buildings that are in the Saladillo camp, located within the same Division, in particular the Cactus 1 and 2 buildings.These buildings, due to their age, abandonment and low interventions that promote their maintenance, have led to a series of deteriorations and deficiencies in their facilities.The causes mentioned above generate a set of needs that must be identified, so that they can be remedied by hiring a company that performs the tasks specified in the Technical Basis, and that, in turn, through this same document present a series of measures that seek compliance with what is requested in aspects such as: quality, safety and deadline. Therefore, to develop the basis, it will be conducted through a series of stages, initially reviewing information from the Superintendency: elaborated technical basis referring to construction, construction contracts or construction services, among others.Then, a review and survey of the existing background of the construction project of the Saladillo camp is made, specifically of the buildings to be recovered. Subsequently the basis are structured and developed according to the existing project, incorporating the needs that have and what is intended to achieve with the hiring, along with the above are added instruments that serve to inspect and control, with the idea of getting good resultsFinally, a document is obtained that complies with what the Superintendency requests and with what is required within the Division. Within the basis is incorporated as a proposal the hiring of a construction technical inspector to supervise the contract, key personnel according to the type of work, application of fines, among others.
