dc.description.abstractEl objetivo general del presente trabajo de memoria de titulación es poder entregar sugerencias a modo de aportar en mejoras para la disminución de las pérdidas de materiales que se generan en las obras de edificación en altura, con el fin de optimizar los recursos utilizados, aumentar la productividad y así disminuir la cantidad de material sobrante que se produce dentro de una obra de construcción, lo cual produce un alto costo que puede ser evitable o en su defecto, minimizado.Las recomendaciones entregadas en este estudio son en base al análisis que se realizó en distintas obras de edificación en altura con relación a las principales pérdidas de materiales que se percibieron. Dichas obras de edificación tienen su ubicación en la Región Metropolitana de Chile.Para el análisis del tema en cuestión, el estudio se enfocó en aquellos materiales que producen más pérdida dentro de las obras. Para ello se procedió a realizar visitas y entrevistas a profesionales de cada obra en construcción. De esta manera se determina cuáles son los materiales que constituyen la base de este estudio, los cuales son la cerámica como material principal de este trabajo, y las planchas de yeso-cartón y el yeso como complementos del presente estudio. Para cuantificar las pérdidas de los materiales, en primer lugar se realizaron mediciones, las cuales consistieron en determinar la cantidad exacta que se necesita del material asociado a su partida, para ello se mide o se cubica en terreno la cantidad de material colocado con su partida asociada terminada, con esto se obtienen los indicadores de pérdida del material, definidos en este estudio. Además, se realizó un listado en relación a las causas más comunes que generan las pérdidas de los materiales que se están analizando.Como resultado, se obtiene que en promedio los indicadores de pérdida de la cerámica por cada obra analizada son de 41%, 22%, 46%, 84%, y 17% y el gasto teórico asociado a estas pérdidas van desde el orden de los dos millones de pesos hasta los cinco millones de pesos, considerando la cantidad de todos los tipos de cerámicas utilizadas en cada proyecto.Del estudio realizado se concluyó que las causas principales por las que se genera pérdida de materiales son la falta de control del material, trabajo mal hecho, mal acopio y corte por dimensionamiento, esta última sólo para el caso de las planchas de yeso-cartón y la cerámica. Además, una de las principales conclusiones es que los profesionales que se desenvuelven en el rubro de la construcción, no conocen exactamente las cifras sobre la cantidad de material que se pierde, ya sea por reposición de material o material sobrante, y el gasto que esto tiene asociado, lo que conlleva a no tomarle la importancia necesaria que tienen las pérdidas de los materiales y las causas que las generan. Este estudio logra poner en evidencia los altos volúmenes de pérdida que se generan en una de las áreas del rubro de la construcción.es_CL
dc.description.abstractThe main purpose of this report is to provide suggestions to contribute to improvements for the reduction of material loss in the construction of buildings, so as to optimize the resources used, to increase productivity, and thereby reducing the amount of surplus material that is produced in construction work, which produces a high cost that could otherwise be avoided, or otherwise, minimized.The recommendations given in this study are based on the analysis that was made at different construction sites, regarding the main losses of materials that were noticed. Those construction sites were located in the Metropolitan Region of Chile.For the analysis of the matter in question, the study was focused on the materials that produce more losses in constructions. For that purpose, visits and interviews were made to professionals of each construction work. In this way, it is possible to determine which materials are the ones that constitute the fundamentals of this study, which are ceramics as the main material for this job, and plasterboard sheets and plaster as complements to this study. To assess the loss of materials, measurements were made first of all, which consisted in determining the exact amount of material needed for its associated work. For that, the amount of material used is calculated on site when the associated work is finished. With that, the indicators of material loss, which are detailed in this study, are obtained. Furthermore, a list was made in relation with the most common causes that generate the losses in the materials which are being analyzed.As a result, it is found that on average, the indicators of losses in ceramics for each analyzed construction work are 41%, 22%, 46%, 84%, and 17% for each studied work, respectively, and that the theoretical expense associated to these losses go from 2 million pesos to 5 million pesos, considering the amount of all the types of ceramics used in each project.From the study that was carried out, we conclude that the main causes for which material loss is produced are the lack of material control, the work done poorly, poor stockpile and cuts for the sizing of the materials, the latter only in the case of the plasterboards and ceramics. In addition, one of the main conclusions is that the professionals who work in the construction business are not fully aware of the figures related to the amount of material that is lost, whether by make-up material involved or the surplus, and the cost that comes associated to it, which leads to disregard the necessary importance that the losses of materials have and the causes that generate them. This study reveals the high numbers of losses generated in one of the areas of the construction business.eng
